Identifying enhanced value and stronger long-term returns

We advised London Metric on the letting and subsequent sale of their Parson’s Green building to Little Houses Group, the luxury children’s club operator now backed by Blackstone. London Metric had initially instructed our urban logistics team to market the space. However, our retail and leisure team identified enhanced value in positioning the building for a leisure operator given the location, demographics and potential for stronger long-term returns. We therefore repositioned the opportunity and identified Little House’s Group as the ideal occupier, recognising their strong covenant, premium brand positioning and clear expansion strategy.

Following the successful letting, we were further instructed to handle the sale of the building. Our understanding of both parties’ requirements and our close relationship with Little Houses Group enabled a smooth and efficient transaction, resulting in the disposal of the asset directly to the occupier. This unlocked value for London Metric while providing Little House’s Group with long term security for a key location within their growing London portfolio. The deal reflects our ability to align the goals of landlord and occupier, deliver strong outcomes for institutional clients and facilitate strategic acquisitions for best-in-class operators.

Future Work

As a result of the trust built through this process, we went on to sell Little Houses Group their East Sheen site on behalf of another client and later acquired their Chiswick building for them as they continued to grow their estate. This progression from a landlord instruction with London Metric to repeat transactional work for Little Houses Group demonstrates the strength of our work, the depth of our market insight and the relationships we build with best-in-class operators.
