We advised SEGRO on the acquisition of a strategically located 2.5 acre site in Wapping, East London. Following completion of the purchase, we were subsequently retained as leasing advisors, supporting the project from early stage strategy through to delivery with Practical completion due in Q4 2026. The site presented a rare opportunity to deliver new build urban logistics accommodation in a tightly constrained inner London location.

As part of our appointment, we provided detailed reporting on the London occupational market, advising on demand dynamics, rental tone and unit sizing to inform the proposed scheme. Our advice also supported the planning application process, ensuring the development was aligned with both market demand and planning policy. In Q2 2025 Planning consent was granted for a seven unit urban logistics park totalling 114,455 sq ft.

Once complete, the scheme will represent the first new build industrial and logistics development in Wapping for over a decade, addressing a clear shortage of high quality space within the local market. The existing buildings on site have now been fully demolished and the land cleared, with all pre construction works completed. Practical completion of the Park is targeted for Q4 2026, positioning the scheme to capture strong occupier demand in an undersupplied London sub market.
The development will deliver best in class urban logistics accommodation in a prime East London location, reinforcing SEGRO’s presence within the London market and setting a new benchmark for industrial space in Wapping.
