Garden Studios, Park Royal
Rock & Roll, Waxlow Road, Park Royal
During the spring of 2020, Levy Real Estate were introduced to the Arts Alliance by one of our existing clients Procam TV. At the time, the Arts Alliance team had been actively searching for space to create a TV studio in West London.
The concept behind the Garden Campus TV Studios was a speculative business plan that relied on pent up demand from those in the TV industry who required studio space in London.
Over the following months Levy were able to successfully advise on a number of potential locations for the new studios, helping the Arts Alliance to deliver their business plan aligning with their studio designers, legal team and principles.
Jeremy Grundy, Partner in the Logistics team, was able to identify two key target properties on Waxlow Road, Park Royal. As both units were occupied at the time, the team, with the help of Alex Kington at Altus Group, negotiated with the incumbent tenants to surrender their existing leases and allow occupation for the Arts Alliance once the buildings had been refurbished.
The Arts Alliance signed a 15 year lease from Aviva Investors. The two modern adjoining units totalled around 62,000 sq. ft. and the space will provide 3 sound stages and a technical production facility.
We continue to act for the Arts Alliance and are actively reviewing further options to provide more studio and workshop space.
Throughout the acquisition, Levy Real Estate were able to provide advice on Professional matters and further Building Consultancy issues which were of great value to the client.
